Here is an example of how we can help...... Have you ever been confronted with the following situation? You have your home up for sale and at the last minute a VA, FHA or other appraiser asks to see a building permit for work that was done on your home. This can be devastating especially if you did work such as a remodel, patio cover, deck or addition without realizing you needed a building permit or your contractor failed to get a permit. Code Review Services can assist you in getting a building permit on work that was previously done without a permit. Most building departments will allow you to obtain a permit if you can show the work performed meets the current building code requirements. We will inspect the work done (inspections are limited to the Northern Nevada area) and assist you in preparing plans needed to obtain a permit. Once the permit is obtained, we will perform the required inspections (with the approval of your local building official) to finalize the permit. This will satisfy the needs of the lender for the buyer allowing the sale to be completed. In most cases this process can be completed within a week or two depending on the cooperation of the local building department. Our staff is fully certified to conduct building inspections and plan review and we have the approval of most local building departments in the Northern Nevada area. Since the Uniform Building Code is adopted by the majority of the states, we are able to provide all services except inspections in many areas. For areas outside Northern Nevada, we can get generally get enough information from you to assist you in preparing construction plans to submit to your local building department and we will contact the local department to make sure what is submitted complies with their requirements. In some areas we may be able to arrange for a local private inspector to conduct before and after inspections. An "after the fact permit" is obtained after the work has been completed, even if it has been many years. Be aware that a building department will treat your permit request as new construction and the work must meet the requirements of the current building code. Inspections must still be made for all construction, including foundations. There are ways to verify that as built construction is in compliance. This is where code and construction expertise is needed. We have many years experience in both.
